Paint Peeling from Concrete

Q. We live in a Condominium Community and the concrete floor in our activities center was painted with epoxy paint.  The paint is now peeling, how do you inspect and how can we determine who is at fault, the concrete contractor, the paining contractor or the epoxy coating?

A.  There are several factors that must be addressed when inspecting a coating failure on any surface.  You must first gather as much information about the process as is available such as.

• Is it new construction or a repaint over an existing painted surface?

• If it is new construction how long after pouring or forming of the concrete was the coating applied?

• What prep work was performed?

• How was the coating applied sprayed, brushed or by roller?

• What type of coating was applied?

• What is the Dry Film Thickness (DFT) does it meet the manufacturers specification?

These are only a few of several more questions that should be addressed when trying to determine the cause of a paint failure.
